Back to being Disappointed
Not much has been done on our house for the past two days. The only difference I can see is that they temporarily installed a staircase leading up to the second floor. Our PM said they were going to start putting up the second floor walls yesterday. We made the drive out there and there were no walls. We went out again today because they are supposedly working through the weekend and again, no progress. They were supposed to start on our roof on Monday. Can't do that without the second floor walls! I'm so annoyed and admittedly a little pissed off.
Another source of my disappointment is that our PM said we should have 60 days left at the end of next week. That means we can hopefully lock-in our interest rate at the end of the week. Normally that would be great. Too bad it isn't. If we were actually on schedule, we would only have 49 days left from today. That means we are at least two weeks behind schedule. When we started this process, our SR said we would be closing on July 20th. Then in our pre-construction meeting we were told August 5th. Now it's looking more like the end of August.
I think nothing will make me feel better until the framers stop sucking and actually finish their job.

Ugh that really stinks. I would call your PM and/or your sales rep and explain that you are really disappointed with the progress thus far. It's been my experience that when you are vocal and come forth with concerns, they do pay attention and do their best to meet your needs.
ReplyDeleteWe are supposed to be closing in mid august and at this point we only have foundation but I've been assured it will all come together in time... it better because we have to be out of our townhouse on September 1!
So sorry they are taking so long! Hopefully they'll finish up the framing on Monday and roof Tuesday. We just had our roof done on Friday and we are set to close Aug.7 so maybe they can still knock it out on time for you guys!

ReplyDeleteSorry to hear that. I wonder what the hold up is? We were told to wait until we were 45 days out to lock our rate just in case there were any delays.
ReplyDeleteWe were fortunate that there were no other houses going up when ours was, so the framers were working exclusively on our house. I don't understand what is taking them so long. I don't recall if you ever said what area in Ohio you are building, but the ones I've seen go up in NE Ohio have been framed quite quickly. I'm sorry that you are frustrated, though understandably so. Here's hoping that next week they kick it into gear and get your house framed!
ReplyDeleteAs someone who has gone through years of infertility, I know all about waiting around for something to happen, only to be repeatedly disappointed. And after finally bringing home our babies from the hospital, all the waiting, sadness, and frustration were nothing more than memories - it was all worth it. So on one hand, this is just an exercise in patience as your house will be ready in just a couple of months. But all of that said, Ryan Homes is really dropping the ball here with you and somebody should hear about your experience. Our contract was signed on March 10th. Groundbreaking was scheduled for the week of May 16th-22nd and occurred on the 16th. Framing started on Day 18, June 2nd and 10 days later our roof was fully shingled. Our pre-drywall is scheduled for June 25th (Day 41). Our final walkthrough is scheduled for August 3rd. So if you're looking at the end of August and you broke ground 1 week before us, that's a problem. Even the other Yorkshire had some early delays due to inspections and they started framing on day 26. What you're experiencing is really bad customer service. Hopefully it really is just the carpenters and your PM has no control. And if that's the case, the rest of the process should theoretically go fairly smoothly. But I would think your PM is the one who should be managing the carpenters' schedule to some degree. Our neighborhood might be unique, but it looks like the building schedule was organized so that contractors could focus primarily on one house at a time, which is why I'm surprised that they keep leaving your house to work on other houses. Either way, I'm really sorry things aren't going as smoothly and quickly for you as they are for your blogger friends. I can certainly empathize with how frustrating it is to watch others experience what you're having to sit around and wait for. Victory will be sweet, though, and I promise it's always worth the wait.

ReplyDeleteWhat makes me even more mad is the fact that our friends are building with Ryan Homes too. They have the same SR and PM. They broke ground a week AFTER we did and they already have a roof! We don't even have a second floor!! Now our PM can blame it on the fact that their house is smaller all he wants, but I'm just not buying it. He supposedly pulled an extra framing crew to help on our house. So why was there no progress for two days?!?!

ReplyDeleteSecond....you may or may not know but it's less expensive for you to close at the end of a month...so these delays could be to your advantage...of course depending on your living circumstances. I agree with Amy...it's not cool for the PM to be making empty promises.
UGH! That is frustrating. Initial delays and possibly a bad subcontractor that needed to be replaced seems like one thing, the second round of stalling seem unexplainable. Hang in there!
ReplyDeleteFirst off I'm sorry to hear that there has been no progress recently on your house. I'm puzzled as to what the hold up is. Your materials are there and the weather has been great. I don't think there is any legitimate reason for the lack of progress. Keep on your PM "squeaky wheel gets the grease" I hope this coming week brings good news for you guys
