Everyone is Jumping Ship

In my post yesterday, I mentioned that our PM got switched to another community and now we have someone else. Now our SR is getting ready to go on maternity leave! Everyone is jumping ship and we only have 27 days left! I'm so excited for my SR and I can't wait to find out if she's having a boy or a girl! I'm sure the person replacing her will be great too. I haven't met an RH employee that I don't like yet. They are all just so bubbly and nice.

We called today to schedule our closing. Apparently we can do our closing and final walk-through on the same day. We just won't be getting our keys until the next day. Don't ask me why we don't get our keys on the same day as closing. I have no idea! Our final walk-through and closing date are on Monday, August 6th. So far we have the same closing day as CharissaBonds-Zachary, and Thomas!  Anyone else sharing this special date with us? 

We sent in all of our final documents to NVR today. I can't believe we are this far in the process already! We started everything back in March and broke ground in May and now we are just 4 weeks away from moving into our dream home!! The time is flying by now! We have so much left to do! We still have a lot to pack and we are painting and doing some remodeling of our condo. We hired a property management company a couple of months ago. They will be listing our condo for rent once we get everything finished up around here and moved out. We are painting the entire place, changing out a ton of light fixtures, replacing all of the carpet, and changing the floor in the kitchen. Our condo was built 40 years ago but we have been slowly doing some remodeling over the past few years. Our air conditioner broke recently too so now we get to deal with that! I will be so happy to be done with this place! We will still own it of course but the property management will take over once we move out. We won't have to worry about anything and we won't even meet the tenants! The thought of being responsible for all of that stuff freaks me out! The property management is pretty affordable too. It's totally worth it! So if any of you are planning on renting out your current homes after you move into your beautiful new home, shop around for a property management company. They do EVERYTHING including finding tenants, doing the rental contract, collecting rent and sending it to us, maintenance, evictions, and they even send a monthly statement for tax purposes. The best part? They think they can get more than twice as much in rent as what our current mortgage payment is! Squee!!

Here are just a few pictures from today! My husband was in the area so he stopped by. The drywallers hadn't started yet so he went in to see if Guardian corrected their mistakes and they did!

About a 1/4 of the way done and they were still out there working!

I asked for a close-up and this is what my husband takes? Seriously....


Garage door installed! The hubs could have at least closed it for a better shot!

  2. We are a few days behind you guys! Right now we are set to close on Friday the 10th and get keys on Monday. But, we are trying to have them move it up at least a day so that we can have keys before the weekend. They had told us earlier in the build they were expecting us to be done about the 7th so we're hoping it won't be a big deal to get our keys on the 10th.

    1. I really don't understand why they don't give us the keys on the same day we close. You get the keys the same day when you buy an existing home! My fingers are crossed for you that you will get them earlier!

    2. If you close, technically don't you own it? Why wouldn't you get the keys? So weird.

  4. I really want to know about the keys, too-so odd! We are on a time crunch, and are expected to close on 8/30 or 8/31...which is a Thursday/Friday, and Labor Day is the next Mon. We want keys by the 31st, period-in fact I may or may not have said the PM would get a solid 10 on his survey if that can happen. He didn't bat an eye and laughed and said he actually could be bribed (I think he was kidding...but not quite sure, because he moved us from Sept 5 to 8/30 or 8/31).

    1. I still think it's crazy that you are closing so far after us. You are only a step or two behind us in the process.

  5. When we started this process, the SR told us that you don't get the keys until the bank processes the paperwork that you sign during closing. She said if we had an early enough closing and if the bank does their job, that we might possibly get them the same day. Our closing is scheduled for 2:30pm and that's the earliest we could get for that date. Maybe that's too late? My husband didn't ask why when he scheduled the closing. The lady on the phone just said it wasn't possible. He didn't press the issue because it's not really a big deal for us. If it was a Friday closing, I would be more concerned.

  7. We are closing on August 23rd. I am a realtor and I have never heard of the buyers having to wait until the next day to receive the keys. You might want to double check on that.

  8. We are scheduled to do the final walkthrough on August 3rd, but final walkthrough doesn't always equal closing. So, realistically, it could be more like the next week - just depends on the lender. AND, the foundation people haven't yet come back to dig out our 2nd egress window. We're at the point where that wall needs to get drywalled around the window in order to proceed with trim and paint. The rest of the house is finished with drywall, has a first coat of paint, and is now ready for flooring and trim. But if that window doesn't get in soon, I am envisioning some major delays. So we'll see how August 3rd shapes up...

Hold On a Second!!....I have never in my life heard of not receiving your keys the day of closing...I have purchased homes and sold homes and in both cases I was required to turn keys over at closing or I received them at closing. I for one can't not afford any delay in closing to receiving keys...I need to move in before out baby is born.

  10. I e-mailed my SR today to get some clarification. I asked her why we are not able to get our keys on the same day as closing. Here is her response: "Keys are distributed when the funds get fully funded (bank approves transaction) and paperwork ratified."

    I'm not very happy about it either. If we close, then the house is OURS. They shouldn't be able to hold the keys. We aren't even bringing that much to closing so they shouldn't be too worried about the check being good. My husband put a huge down payment on our current condo. They handed us the keys as soon as he was done signing!
